Credit history

Your credit history in Canada starts at zero when you arrive: the two bureaus, Equifax and TransUnion, only record your credit activity in Canada. For a CMHC-insured loan, when there is no sufficient Canadian credit report, CMHC accepts an international credit report, a reference letter from your bank in your home country, or 12 months of documented payments (rent plus one other obligation).

To build it fast: a credit card (secured if necessary) used and paid every month, under 30% of the limit; a phone plan in your name; no account in arrears. For CMHC's Newcomers product, at least one borrower (or guarantor) must have a minimum credit score of 600; above that minimum each lender sets its own criteria, which is why comparing matters.

Several lenders have newcomer programs that accept a short history or bank references from the home country if you arrived less than five years ago with permanent residence or a valid work permit. Conditions vary by lender, which is why comparing matters.
