Frequently asked questions

Can I buy a home in Canada on a work permit?

Yes, with conditions. Several lenders accept work-permit holders, and the federal law prohibiting purchases by non-Canadians (in force until January 1, 2027) has an exemption for permits with at least 183 days of validity left. Your case must be checked before any offer.

How much down payment do I need?

The Canadian minimum is 5% on the first $500,000 and 10% on the portion between $500,000 and $1,500,000. Under 20% the loan is insured (CMHC or a private insurer) and the premium is added to the loan.

What is the FHSA?

A registered account for a first home: tax-deductible contributions and a tax-free withdrawal, up to $8,000 per year and $40,000 lifetime. It stacks with the HBP (up to $60,000 from your RRSP).

Does a broker cost more than the bank?

It is the first question worth asking, and the answer depends on your file rather than on a general rule: ask me in the first conversation how I am paid and whether you pay any fee. I tell you before we start, and the loan's full conditions, costs included, are given to you in writing before you sign. The difference from a bank is not the price but the range: I approach several institutions with one file; a bank only offers its own products.

Does my credit from home count in Canada?

It does not transfer. Your Canadian history starts on arrival, but several lenders have newcomer programs that accept a short history or bank references from your home country.

Do you serve outside Montreal?

Yes: I work across Québec. Meetings can be by video call and the final signing happens at the notary.
